The GeKu house is a paradise for those who appreciate the value of the huge common areas and the house community. Unfortunately, there is no cheaper way, and for those who have experience with such calculations, I disclose my calculation here:


If you are familiar with such things and find a mistake, then please correct me! If you don't know your way around, then please don't expect me to be able to explain all this to you. Unfortunately I can't do that, you have to trust and you have reason to trust, because in such open procedures there are always some who would recognize mistakes. This open approach also brings a particularly high level of security to those who are not very financially savvy.

We are a (very special) rental house.

No cooperative

As in any apartment building, you simply pay your rent, and with us you can also enjoy the huge common areas. You participate where you want. Freedom is very important. BUT: As the owner who also lives in the house, I decide everything that a homeowner usually decides. Alternative e.g. here...

How to live cheaply here

The costs of the lavish community offerings are allocated to everyone according to square meters. That's why the square meter price is relatively high here, and many only rent a few square meters because they also have full use of the 1000 square meters of common areas. There are people who live here for €300 including everything, even electricity, internet and drinks.

Why pay rent at all?

As the owner, I put my money into buying the house and huge expense in builders, materials etc. and taking on a lot of the work and risk. To be fair, I can't be made worse off than people who just buy stocks. I also have to get repair costs, wear and tear and a surcharge for the fact that something is always empty.

How does the QM rent of the apartments come about?

Base QM price

Net floor area is 2974.42 sq.m., and investment cost is 4 million euros. Each square meter therefore costs €4,000,000 / 2974.42 sqm = €1344.80/sqm, and with 3.5% interest + 2% repairs + 3% wear and tear = 8.5% annual costs you get a monthly rent of 1344, €80/sqm * 8.5% / 12 months + 10% vacancy = €10.48 per sqm and month.

Allocate common areas

If all areas were rented, the rent would be €10.48 per square meter. But we only rented 1950.91 square meters (cafe, flat share, apartments), and the costs of the additional 1023.51 square meters of common areas (traffic and technical areas, sauna area , massage room, billiard and music room, storage areas, lounge, roof terraces, home cinema,...) must be assigned to all of them.

For every 1 sqm that you rent in the GeKu-Haus, there is an additional 1023.51 sqm / 1950.91 = 0.52 sqm of common area, which costs €0.52*10.48 = €5.45. This results in the QM rent of €10.48 + €5.45 = €15.93 and is therefore around 50% higher than in normal houses, none of which have any significant common areas.

Additional costs are only incurred for apartments

In the case of apartment tenants, these ancillary costs are billed in accordance with the statutory provisions.
This section is of no interest to people who rent a room in a shared flat, because the additional costs are included in the rent.

User within the meaning of the NK Ordinance

1950.91 sqm are rented:
  • 318.74 sqm on the 5th floor "care"
  • 987.49 sqm 2nd-4th floor apartments
  • 296.67 sqm flat share floor
  • 333.01sqm coffee shop
  • 15sqm bicycle cellar
In addition, there are 1023.51 sqm of communal, traffic and technical areas

NK acquisition

Each unit has electricity, heating and heat meter. Tenants pay for electricitydirectly to the provider. Your own heating and hot water costs plus the proportional consumption of the common areas allocated to you according to QM will be included in the NK bill. Only apartment tenants receive an ancillary costs statement - for rooms in a shared flat, all of this is included in the rent.

Property tax, elevator, garbage, street cleaning, house cleaning, garden maintenance, general electricity, insurance, caretaker,... and with us, concierge and basic Internet supply. Everything together adds up to approx. €4.74 per square meter. There is also a flat rate of €15 per apartment for administration and €8 for drinks. It is included in shared rooms.

All costs are included in rooms in shared flats!

Even cleaning the common areas of your flat share and the shared washing machine is included in the price.
You only have to keep your room clean yourself.

All costs included

The all-inclusive rent includes additional costs (approx. €4.74/sqm), electricity and heating costs (approx. €3/sqm). In addition, there is 1€ for furnished rental, 1€ for flat share administration. This results in an all-inclusive rent of €15.93 €4.74 €3 €1 €1 = €25.67 per square meter and month €8 drinks and €1 per shared room -Internet flat rate. These are the costs in the large shared apartment on the 1st floor.

Small shared flats are a bit more expensive

The smaller shared flats are created by dividing larger apartments with partition walls. The rent for shared rooms in the small shared flats is €50 higher than that in the large shared flats, because the corridors/bathrooms make up a larger proportion than in the large shared flats, and you have the same share in using the whole thing house.

Would ownership be cheaper?

In the GeKu-Haus you live from less than 400€ in the city in a very nice and helpful community. You use the sauna, music room, massage room, billiards table, communal kitchen, lounge, home cinema, roof terrace,... with Internet and even drinks are already included in the price.

Even if you own a house, you have to add repair and wear and tear costs, in addition to interest. A terraced house worth €300,000 easily costs around €2250 a month. Plus additional costs. And even if the bank is paid off:You always pay interest on the house! In the beginning every month to the bank, of course, later invisible, because you don't get any interest from the bank because you don't have any credit there, but live in the house instead. Communal forms of living such as the GeKu-Haus are extremely economical (& ecological)!
